Agreement Above Guest is an adult and will be an occupant of the unit during the entire reserved period. Other occupants will be family members or adult friends of the Guest. Use of the Property will be denied to persons not falling within the foregoing categories, unless specified in writing by Owner. If occupants fall outside any of the foregoing categories while occupying the Property, they will be required to vacate the Property immediately. No keys will be issued to anyone who is not an adult. 2. Check In00 PM. Any early check-ins must receive prior approval and are solely permissible provided that the property has been cleaned and fully prepared for occupancy. Furthermore, a distinct 6-digit access code will be programmed into the lock for your exclusive use. 3. Check Out00 AM. Kindly adhere to the check-out instructions that will be sent to you via email one day prior to your scheduled check-out date. Any late check-out may incur an additional charge, and prior approval is necessary. Please ensure that all remote controls are left on the property upon check-out. Likewise, a fee of $50 per item will be charged for any lost keys or remote controls not returned. A fee of $50 per hour (or any fraction thereof) will be assessed for each hour past the mandatory check-out time. 4. Cleaning There is no provision for phone service, although it is worth noting that most carriers typically offer adequate coverage for personal cell phone usage at the property. 6. Internet No Smoking of any kind! Including e-cigarettes. It is strictly prohibited to smoke within the premises of this home. Any indication of smoking shall give rise to supplementary fees, which typically exceed $500.00. Smoking is permitted only outside of the property, provided that all doors and windows are closed. 8. What Host Supplies It is hereby disclosed that we supply a restricted amount of toilet paper, paper towels, and other disposable items, intended to sustain the Guest for their first week or so of their stay. As such, it is advised that the Guest prepare to restock these items during their stay as needed. 10. Guest's Liability The Guest, as well as all other occupants, must vacate the Property and forfeit the rental fee and security deposit for any of the following violations The Host disclaims any responsibility for loss, damage, or injury to individuals or their personal property. Moreover, the Host does not assume liability for any inconvenience caused by temporary defects or the cessation of the supply of water, gas, electricity, or plumbing. The Host will also not accept responsibility for any loss or damage caused by weather conditions, natural disasters, acts of God, or other factors beyond the Host's control. 13. Wildlife and Insects The guest acknowledges that the property features a swimming pool and a spa, and fully understands that they may pose a hazard due to their potential slipperiness when wet. The guest further acknowledges that the absence of pool and spa fences makes it their responsibility to secure the pool area. Additionally, the guest acknowledges that using the spa/hot tub may be hazardous to certain individuals with health issues, particularly the elderly and young children. The guest should avoid entering the tub if the temperature exceeds 104 Fahrenheit, stay no longer than 15 minutes at a time, and remain aware of dehydration. With full awareness of these facts and warnings, the guest accepts and assumes all risks associated with using the pool and patio areas. 15. Additional Terms and Conditions

Any early check-ins must receive prior approval and are solely permissible provided that the property has been cleaned and fully prepared for occupancy. Kindly adhere to the check-out instructions that will be sent to you via email one day prior to your scheduled check-out date. Likewise, a fee of $50 per item will be charged for any lost keys or remote controls not returned. Should additional cleaning be necessary, appropriate charges at a rate of $50 per hour will be charge to the guest. 5. Telephones: There is no provision for phone service, although it is worth noting that most carriers typically offer adequate coverage for personal cell phone usage at the property. 6. Internet: Wireless high-speed internet is supplied at no additional expense 7. Smoking: No Smoking of any kind! Including e-cigarettes. If deemed necessary, the Guest will be charged an additional fee from their security deposit for any replacement of the aforementioned items. 9. What You Should Bring: It is hereby disclosed that we supply a restricted amount of toilet paper, paper towels, and other disposable items, intended to sustain the Guest for their first week or so of their stay. As such, it is advised that the Guest prepare to restock these items during their stay as needed. 10. Guest's Liability: The Guest hereby agrees to assume liability for any damages inflicted upon the Property, except for those caused by normal wear and tear, which may be attributed to the Guest or the Guest's visitors. This includes, but is not limited to, damage caused to the landscaping, misuse of appliances, and/or equipment provided in the Property. Should the cost of repairs/replacements exceed the security deposit held, the Guest shall reimburse the Host for any expenses incurred in restoring the damaged items. 11. Sleeping Capacity/Disturbances: The Guest, as well as all other occupants, must vacate the Property and forfeit the rental fee and security deposit for any of the following violations: A) Occupancy surpassing the designated sleeping capacity indicated on the reservation confirmation. B) Utilizing the Property for any illegal activity, including, but not limited to, the possession, serving, or consumption of alcoholic beverages by or to individuals under the age of 21. C) Inflicting damage to the Property or any adjacent properties. D) Any other conduct that interferes with the neighbors' entitlement to quiet enjoyment of their property. 12. Hold Harmless: The Host disclaims any responsibility for loss, damage, or injury to individuals or their personal property. Moreover, the Host does not assume liability for any inconvenience caused by temporary defects or the cessation of the supply of water, gas, electricity, or plumbing. The Host will also not accept responsibility for any loss or damage caused by weather conditions, natural disasters, acts of God, or other factors beyond the Host's control. 13. Additional Terms and Conditions: The undersigned Guest, on behalf of themselves, their heirs, assignees, executors, and administrators, hereby fully releases and discharges the Host from any and all claims, demands, and causes of action resulting from any injury of any nature that has occurred, or may occur to the undersigned Guest or any of their visitors due to or in connection with the occupation of the Property. The Guest also agrees to indemnify and hold the Host harmless from any claim or lawsuit that may arise as a result. In any legal proceeding relating to the rights, obligations, or liabilities of the parties to this agreement, including their agents, successors, or assigns, the prevailing party shall be entitled to recover reasonable attorney fees and costs.
